    Security type, lease, tenant quality, your trading figures and the exit all move commercial pricing more than the loan size does. We work out what the deal actually looks like to a credit team before approaching one.

  2. Negotiate, don't shop

    Commercial rates are not published — they are set case by case. We put the deal to the lenders whose appetite matches it and negotiate terms, covenants and fees rather than accepting a first offer.

  3. Hold the timeline

    Commercial settlements slip on valuations and information requests. We get the valuation pack ready before lodgement and stay on the file through to drawdown, so the dates you agreed are the dates you get.

How commercial differs from a home loan
